Rectangular skylight flashing is designed to seal and to shed water. Flashing is the only way to avoid leaks and condensation problems associated with skylights.
Though not restricted to rainy and snowy climates, flashing is particularly important in these climates and the only efficient way to eliminate ice damming damages.
Unfortunately, many roofs – with their specific pitches or roof materials - require custom made flashing solutions.
Skylight Flashing vs. Sealants
A flashing seals and waterproofs the space between the skylight and the roof opening. A proper flashing is decisive in achieving a watertight solution for any skylight.
Only a flashing system ensures a weather-tight fit that doesn’t break down over time. Sealants can’t substitute flashing kits: they complement but they do not replace. Alone, they often break and are a cause of condensation and leaks.
Skylight Flashing and the roof material and roof pitch
There isn’t such a thing as an universal skylight flashing: skylight flashing varies significantly with the skylight model, the type of roof and climate. The roof thickness also determines the type of required flashing and the mounting. Flashing kits are designed to respond to specific types of roof material and pitch.
Most factory-made flashing solutions are designed to deck mounted skylights. Curb-mounted skylights often require a site-built flashing.
Shingle, shakes and other low profile roofs
Step flashing is largely used on roofs with thin roofing materials: asphalt and fiberglass shingles, cedar shingles, slate and shakes. Pre-fabricated kits require specific slopes.
Step flashing is largely used on both deck-mounted skylights and curb mounted skylights. However, pre-engineered step flashed for curb mounted skylights demands standard dimensions and adequate roof slopes.
Flashing for concrete roofs and clay tile roofs (and other high profile roofing materials)
Clay tile and concrete roofs demand specific skylight flashing. Most pre-engineered kits for these types of roof are only available for deck-mounted skylights.
Flashing for metal roofs
Metal roofs also demand specific flashing. Pre-engineered flashing pieces allow an easy interlock with the roofing material, turning weatherization and installation an easy process for standard measures and pitches. Most pre-fabricated kits are only available for deck-mounted skylights.
