Make sure SIPs are the right construction material for the walls (and other parts) of your new home. Take into account their pros (see: SIPs advantages) but also possible disadvantages and demands.
SIPs - or Structural Insulated Panels, or Sandwiched foam panels or Foam-core panels - are engineered building panels for walls (and floors and roofs).They are alternatives to wood and concrete-frame wall construction. SIPs provide wood and concrete framing, insulation and sheathing with just one-piece element and no in-site work. SIP walls can be erected in just some few days, with minimal equipment.
SIPs are an efficient and tested building technology-product, but there are no perfect materials… and SIPs pose up-front requirements and costs that should be considered.
Planning and Manufacturing
The use of SIPs relies on careful planning and design prior to delivery of the panels and their site assembly.
Unless you choose a pre-designed buildings offered by SIP manufacturers, your project architect and other contractors should collaborate closely with the SIP manufacturer.
Unfamiliarity with SIPs
Many builders and contractors are unfamiliar with SIPs, which can pose some difficulties.
Building departments in many states aren’t acquainted with SIPs. In that case, expect a longer approval process or more inspections during the construction process.
Modifications
Adding a window, moving walls, adding rooms, etc, can be much more difficult and expensive with SIPs than with traditional construction methods.
Installation Requirements
The installation of SIP panels is easy and fast. But it requires close attention to details involving foundations, sealing, electrical wiring, line plumbing, windows and doors openings, ventilation, etc.

Fire safety
Fiber-cement (cementitious) SIPS do not pose fire-safety concerns... Other types of SIPs demand adequate finishing (gypsum board, for instance) to make them sufficiently fire-resistant.

Insects and rodents
Since foam insulation products (at the core of the SIPs) prone to pests, SIPs demand insect treatments that are similar to those of other types of construction. Boric acid-treated panels are a common solution.
